sys-tek provided MEP consulting engineering services for this new 60,000 GSF office facility. The scope of work included engineering evaluation of proposed systems, energy modeling to optimize building layout, and MEP design to increase building performance & reduce energy cost.

Optimizing Facility Performance

From our energy use evaluation of the building, we could actually model the HVAC systems and could clearly see that load profile for the building based on time of day and time of year. This data was used to size the HVAC systems so we could optimize performance in both winter and summer.

The final design included two 40-ton variable air volume units tied together using a common supply plenum. This allowed for single unit operation during light cooling loads, which reduced energy cost.

Designing Cost Savings Into the Systems

Lighting systems included T8 fluorescent fixtures with electronic ballast to reduce operating cost and heat load to the space. The building power systems included higher than normal plug-watt density because of the proposed building usage which included high densities of computer and medical equipment.

Value added services provided under this project included testing & balancing, control system commissioning, control system design, owner training, and development of operation & maintenance manuals.
